1031 CORP. WILL SHOW YOU THE WAY TO TAX SAVINGS
Do you want to sell an investment property and not have to pay
capital gains tax? Would you like to reinvest with pre-tax dollars?
Well, you can!
WHAT IS A 1031 EXCHANGE?
Internal Revenue Code Section 1031 enables a taxpayer to
defer gain on the sale of a business use or investment property,
provided that he reinvests in another business use or investment
property.
Although there are requirements, an exchange is much like a
typical sale and purchase transaction.
This last remaining
real estate tax shelter enables the astute investor to reinvest
all net sale proceeds. This wealth accumulation concept is
similar to what a repeat home buyer does under a Section 1034
rollover.
Investors can do more than one exchange to create a pyramid
of wealth effect. The basis on your replacement property
is lowered by the amount deferred. This tax liability is
forgiven upon death as your heirs receive a stepped up basis
on the inherited property. Therefore, you can not only defer but
totally eliminate the gain.
To defer all capital gains, you must acquire a replacement
(new) property with equal or greater
property value to that of the relinquished (selling) property.
You must also reinvest all net equity.
